Application requirements
- Every resident 18 and older must complete an application
- Application fee $25.00
- Approval typically takes 1-3 business days (depending on references and responses)
Income requirements
- Applicants must earn 2x the monthly rent (combined)
- Minimum Credit Score: 600 (650 for co-signers)
Rental history
- Applicants must have a positive rental reference from pervious landlord
Pet policy
- Dogs only (with proper documentation). No Cats
- $300 pet deposit
- $35 Monthly pet rent

Denial Criteria
- Lease violations (property damage, noise, unauthorized pets/occupants, etc.)
- Credit score below 600 and no co-signer
- Evictions or unpaid balances
